Everything you need to know about your roofing coverage

At Diversified Roofing Solutions, we partner with industry-leading manufacturers to provide robust, long-lasting warranty coverage for your home or business. Because roofing warranties can often be confusing, we’ve created this guide to explain exactly how your coverage works in plain English.


1. Manufacturer Material Warranty

The Manufacturer Material Warranty covers the physical roofing products against factory defects.

As certified installers for top brands like GAF and Owens Corning, our installations are eligible for extended, industry-leading protection that standard contractors cannot offer.

  • GAF Golden Pledge & Advanced Protection: Depending on the system installed, you may qualify for extended 50-year material coverage and enhanced wind warranties directly backed by GAF.
  • Owens Corning Extended Protection: We offer premium coverage options that protect against shingle blow-offs, algae resistance, and manufacturing defects.

Note: The exact duration and terms of your material warranty depend entirely on the specific product tier you select and are governed by the manufacturer's published specifications.


2. Workmanship Warranty

While the manufacturer covers the materials, the Workmanship Warranty covers the actual labor and installation process.

We stand behind our craftsmanship. Our workmanship warranties ensure that your roof was installed strictly according to Florida Building Codes (including HVHZ standards) and the manufacturer’s technical guidelines. If an issue arises due to an installation error, we will correct it.

All workmanship claims are subject to a thorough, on-site inspection by a Diversified Roofing Solutions field expert to verify the root cause of the issue before warranty approval.


3. Warranty Transferability

Are you planning to sell your home? A strong, transferable warranty is a massive selling point that adds immediate value to your property.

Most of our premium manufacturer warranties (like the GAF Golden Pledge) are fully transferable to the next homeowner. However, transferability is time-sensitive and requires formal notification. Typically, you or the buyer must notify the manufacturer in writing within 60 days of the real estate closing date and pay a small transfer fee. Failure to do so may void the transfer.


4. Warranty Registration

For your warranty to be active, it must be properly registered.

When you choose an extended warranty (such as GAF or Owens Corning enhanced systems), Diversified Roofing Solutions handles the initial registration process for you. Upon final inspection and payment of your project, we submit the necessary documentation to the manufacturer. You will receive your official warranty packet directly from the manufacturer via mail or email in the weeks following completion.


5. Warranty Exclusions (What is Not Covered?)

Transparency is key. Standard roofing warranties—both material and workmanship—contain industry-standard exclusions. Your warranty does not cover damage caused by:

  • Acts of God: Hurricanes, tornadoes, lightning strikes, severe hail, and falling tree limbs. (This is what your homeowner's insurance is for).
  • Third-Party Alterations: Installing solar panels, satellite dishes, or HVAC equipment that punctures the roof deck without our prior approval.
  • Foot Traffic: Damage caused by walking on fragile materials (like clay tiles) during painting, pressure washing, or window cleaning.
  • Settlement: Structural shifting, foundation settling, or compromised roof trusses.
  • Neglect: Failure to perform routine maintenance (e.g., allowing gutters to back up and rot the fascia).

6. Maintenance Requirements

A warranty is not a substitute for maintenance. To keep your coverage active and valid, you must perform basic preventative maintenance:

  • Keep it Clean: Keep gutters, downspouts, and roof valleys completely free of leaves, pine needles, and debris.
  • Trim the Trees: Ensure overhanging tree branches are trimmed back at least 6 feet from the roofline to prevent physical scraping and moisture buildup.
  • Annual Inspections: Have the roof visually inspected periodically after major storm seasons.

7. Emergency Repair Coverage

If a severe storm causes catastrophic damage (e.g., a tree falls on your house), you need immediate action to prevent interior water damage.

Emergency tarping and temporary dry-in services are not covered under standard warranties. However, you should contact us immediately. We can deploy our emergency response teams to tarp your roof, stop the bleeding, and provide a full damage report that you can submit to your homeowner's insurance for a claim.


8. What Happens if a Leak Occurs?

If you notice a water stain on your ceiling or suspect a leak, follow this protocol:

  1. Contact Us Immediately: Do not attempt to fix it yourself, as unauthorized DIY repairs using retail sealants can void your warranty. Call us at (561) 841-5676 or fill out a Contact Form.
  2. Schedule an Inspection: We will dispatch a technician to perform a comprehensive leak detection test.
  3. Determine the Cause:
    • If the leak is caused by a workmanship error, we will repair it at no cost under our workmanship warranty.
    • If the leak is caused by defective materials, we will assist you in filing a claim with the manufacturer.
    • If the leak is caused by storm damage or third-party interference (e.g., an AC contractor damaged a flashing), we will provide you with a competitively priced repair estimate to fix the issue.
